I have been doing real estate in Nevada and Placer County since 2000 and I have been a Real Estate Broker since 2003. Is that all you need to know; absolutely not. Have my past clients all been happy with my service; they absolutely have. Do my clients find that I do represent my claim of honesty and integrity; they absolutely do. Do I have many repeat clients (a good sign of satisfaction); yes, I do and I continue to build my business on referrals from past clients.
Another reason to use me as your realtor, is that you need to be comfortable. Your relationship with your realtor should be one of frequent exchanges, ideas, questions, comments, etc.. If you find a realtor that makes you uncomfortable, that is likely not who you should use to help you in the buying or selling process.
I truly care about my clients and it shows. If your buying, I would not let you buy anything that I would not buy. If your selling, I want you to get the most you can for your home. If your selling I can guide your through the process and give you tips that might help your home appeal to potential buyers.
Ask as many questions as you want and I will be happy to answer them. I want you to understand the process from beginning to end. My philosophy is that the more informed you are, the better decision you will make.

Financing and Interest Rates - Spring 2015
Currently, rates are still fairly low. There are still programs available for first time home buyers and some of the loan qualifying requirements have been relaxed from what they were a couple of years ago.
If you are considering buying, talk to a loan representative. Find out if you qualify to buy a home and in what price range. I recommend a loan representative rather than a bank or going directly to a lending institution. Loan representatives generally have at their disposal all the various loan programs and rates that are available depending on your situation.
I recommend a loan representative close to the area where you intend to purchase as it usually makes the whole purchase process easier.

Enjoying the Outdoors, the Climate, and the Amenities in Nevada and Placer County
Wow! What do these counties have to offer:
A great climate - You can see four distinct seasons. Heat, Cold, and/or Snow depend on the Elevation you choose.
How about several Lakes, the Yuba River and the Bear River. A quick trip to North Shore Tahoe/Truckee. Several grocery stores, hardware stores, lumber yards, gift shops, boutiques, movies, etc.. No matter what type of food you prefer, we have great restaurants in the area. Many events centered around art and music take place every year. The Nevada County Fair is one of the most enjoyable county fairs you will find (clean, good food, great exhibits, community supported, etc.). Not far from the Sacramento or the Reno airport. I like to say that Nevada County is the most city you can have and still be in the country. It is a great place to live and to raise children (schools are some of the top in the nation).

It seems that the real estate market has picked up some this spring, however, it is still a buyers market in Nevada County and Placer County. The market in Placer County, depending on the city, may have picked up slightly more than Nevada County. If your thinking of purchasing in either County, this is still a good time to buy.
There are still some sellers who are "under water" because they bought during the early to mid-2000's or they refinanced beyond the value of the current market. Many sellers are still pricing their
homes higher than what they can realistically expect. Some sellers in this situation take there house off the market eventually, and others reduce their selling price to fit the current market.
If you are a seller you should: Ask for a written detailed comparison of homes matching your homes criteria, that have "sold", before accepting a value estimate from a realtor. (Make sure that realtor is familiar with the area.)
You should not expect your home to necessarily have the same sales value as a home with equal square footage and equal acreage. Many factors enter into the "sales" value of your home, such as, condition, updating, privacy, potential, cost to maintain, etc..
The median home price in most parts of Grass Valley, Nevada City and Auburn is about $350K.

Current Market in Nevada County
My Personal Opinion about the current Housing Market in Nevada County:
Although prices in Nevada County have increased in 2013, the increases seem to be no more than 10-15% over 2008-2012. In comparison to the last several years, we have very few REO's (Bank Owned) and Short Sales available. I personally feel that anyone waiting for home values in the area to increase substantially before they sell, may be waiting 3-4+ years before they see the home appreciation they would like. Going into this fall (2013) we have very low residential inventory. Having low inventory in the county can be an advantage for anyone wanting to sell. As always, it is simply the "Supply and Demand" principle that seems to impact the market.
There are always fewer buyers in fall/winter, however, usually those buyers are quite motivated.
Not much land is selling in Nevada County, primarily because the price of existing homes is so low. You can still purchase a home in Nevada County for $250K and under, however, much depends on the amount of acreage desired and other factors, such as the condition of the home.
If anyone can find you what you would like within your price range, it would be me.

Choosing a Lender
Based on experience, my advise for obtaining a loan would be "do not go directly to a bank or lending institution". My own personal experience with clients going directly to a bank/lender was "overwhelmingly" frustrating. I have heard from other realtors that whatever bank it is, the result is the same (disaster). My advise would be to find a reputable loan representative, if they direct you to a bank for some reason, at least you have an additional line of communication. You should not be paying anymore for a loan through a loan representative, and you will have one contact instead of several that do not talk to each other. Loan representatives should be up-to-date on all available loan types and rates currently available.
